According to CoreLogic and the Wall Street Journal, nearly 73,000 homeowners withdrew their listings in December—the highest number for any December since 2017. Many sellers pressed pause due to slow buyer activity, holiday timing, or uncertainty about the market.
 
 
But now, with spring right around the corner, it’s time to reassess. The market is picking up, and waiting too long to relist could mean facing more competition. Here’s why spring may be your perfect second chance.
 

Why Now Could Be the Right Time to Sell?

Spring is traditionally the busiest time of year for home sales. Buyer demand surges as people look to move before summer. And while mortgage rates haven’t dropped significantly, they have improved, leading to more buyers reentering the market.
 
Selma Hepp, Chief Economist at CoreLogic, explains that some sellers who pulled their listings last year may be planning to try again this spring:
 
“Another reason for a step back could be that sellers wanted to wait and see how spring home buying season goes, and if mortgage rates fall, which would bring more home buyers and competition back in the market.”
More buyers and more competition among them could work in your favor as a seller, especially if you get ahead of the wave before too many other homes hit the market.
 

What Can You Do Differently This Time?

If your home didn’t sell before, it’s worth reflecting on what might have held it back. Small adjustments can make a big difference when it comes to attracting the right buyers. Here are a few key areas to focus on:
 
  • Review Your Pricing Strategy – Was your home priced too high? Overpricing can lead to fewer showings and longer time on the market. A competitive price can spark interest and even lead to multiple offers.
  • Refresh Your Marketing Approach – High-quality photos, staging, and updated listing descriptions can help your home stand out. Springtime listing photos with better lighting and curb appeal can make a big difference.
  • Consider Offering Incentives – More sellers are now including buyer concessions, such as closing cost assistance or home warranties, to attract interest. If you weren’t open to that last time, it may be worth reconsidering.
  • Make Showings More Accessible – Was your home difficult for buyers to see? The more available your home is for showings, the greater your chances of getting offers.
